The Party Wall Act applies to any work that could affect both sides of a boundary wall between two properties, such as destroying or rebuilding the wall, treating it for damp, or installing a beam through it. Before beginning any work that may affect the other co-owner, you must acquire their permission. This is accomplished by sending a letter to the owners of all impacted properties. The notification must be issued at least two months before the start of the project.
If the neighbour fails to provide a written response within the specified timeframe (14 days), it is assumed that they oppose the proposed work. Whenever there is a dispute over the intended work, a minimum of one surveyor must be recruited in accordance with the Party Wall Act. It is possible for both parties to choose a single surveyor who will act impartially on their behalf, or each side could choose its own.
